PLANNING COMMISSION PUBLIC NOTICE
PUBLIC HEARING NOTICE
NOTICE IS HEREBY GIVEN that the Ferndale Planning Commission will hold a public hearing on Wednesday, April 3, 2024, at 6:00pm at 834 Main Street, Ferndale, CA 95536, for the following item:
1. The reapplication of a minor subdivision of the property located at 925 5th Street, Ferndale. The subject property is located due west of the southerly intersection of Fairview Drive and 5th Street, in the City of Ferndale, and is also known as Assessor’s Parcel Number (APN) 030-041-003. This is the reapplication of the same tentative map subdivision approved by the Planning Commission in November 2018, the approval of which expired May 16, 2023. The subdivision reapplication proposes to subdivide a parcel of land that is approximately 9.7 acres in size into four (4) residential lots and a designated Remainder parcel. There are no changes proposed to the previously approved tentative map and the applicant is not seeking to modify the previous conditions of approval.
The four proposed residential lots are located entirely in the area planned and zoned Residential One-Family (R-1), and the designated Remainder will contain all of the area planned and zoned Agricultural Exclusive (AE). The residential lots will extend along the existing parcel’s 5th Street frontage. Each of the four lots will be approximately 10,300 square feet in size, and the designated Remainder will be 8.75 acres. While not a part of this application, each of the four residential lots is expected to be developed with a single-family residence and an accessory dwelling unit in the future. No new development is proposed on the Remainder as part of this subdivision. Before the tentative map approval expired in May 2023, the applicant installed the required frontage improvements for each of the four residentials lot—curb, sidewalk, and extension of utilities. A finding of exemption of the California Environmental Quality Act (CEQA) is recommended pursuant to CEQA Guidelines Section 15315 Minor Land Division.
